If you're uncertain at first, that's perfectly fine—we'll brainstorm together and make a list of your preferences, requirements, essential features, and absolute deal-breakers. As we uncover your ideal home's characteristics, we'll create a tailored action plan to help you achieve your objectives and streamline the search for your dream property.

 

LET THE SEARCH BEGIN

Now, the exciting part begins! Based on your preferences, we will make a list of available homes that fit your criteria, those that could be potential contenders, and even a few outside-the-box options to consider. Additionally, I'll set up a tailored search that will promptly notify me of new listings matching your criteria and any price reductions on properties that may initially seem out of budget. Property tours will be arranged to accommodate your schedule and timeline. Recognizing that finding your perfect home can take time, we can view as many properties as needed and take all the time required to ensure we find the right fit for you.  

 

TIME TO MAKE AN OFFER

When you've found a home you love, we'll collaborate on how best to present a competitive offer and discuss strategies for negotiating the most favorable price and terms. As we go through the contract, I’ll make sure you grasp the contract language, terms, and contingencies. Negotiating a purchase contract can be stressful. Together, we’ll take a practical approach and prepare for possible counteroffers. Whatever the situation, I am with you every step of the way.  

 

OFFER ACCEPTED

Congratulations! Escrow will be opened, Earnest Money will be deposited, and the inspection period will begin. Rest assured, I will provide you with a detailed list of dates and deadlines. During this phase (typically 10 business days), you will hire a home inspector to conduct a thorough walkthrough to determine if there are any issues or repairs that may be of concern or considerable expense. Typically, buyers also request a sewer scope and radon test. Upon receiving the inspection reports, we may need to negotiate repairs or a monetary credit with the seller. Once all parties are in agreement, the inspection contingency will be removed, and we proceed toward closing.

 

 SOLD!

Prior to closing day, we will work together to ensure your lender provides the loan documents to the title company on time, and the escrow agent will verify all parties have fulfilled their contractual obligations. Next, we will coordinate your signing with the title company, typically one to three days before closing. When closing day arrives, the title company will let us know when the County has officially recorded the transaction. Then, I will have the honor of handing you the keys to your new home, and it’s time to celebrate!
