Our first meeting may occur several weeks or months before your anticipated listing date. During this period, we'll explore your objectives and expectations, then craft a tailored plan to align with them. Together, we'll identify the best timing for listing your home, taking into account market dynamics, condition of the home, and your ideal timeline. We will also do a thorough walkthrough inside and out to determine what if any, repairs or updates would maximize your home's value. Additionally, I will provide you with an analysis of comparable properties to assist in determining the optimal listing price.

 

 

 
PREPARATION TIME 

Once we've finalized the timing and price, it's time to ready your home for the market. Most home buyers initially view properties online, so we prioritize creating an outstanding first impression. I personally conduct a thorough walkthrough of each room and offer pre-staging preparation suggestions to prepare for the upcoming photoshoot and high-resolution virtual tour. As part of the preparation process, complimentary light-staging, and professional floor plan rendering are provided. When listing day arrives, your home will be ready!

 

 

GO TIME 

Once your home hits the market, I’ll take care of every detail to ensure a seamless experience. I will personally handle all showing requests, coordinating with you to confirm appointments that fit your schedule. Consistent communication is my priority—I’ll keep you informed with regular updates on market trends, buyer interest, and detailed feedback from showings. My goal is to make the process smooth, transparent, and effective in securing the best possible outcome for your sale.

 

 
OFFER ACCEPTED

Once a buyer has made an offer on your property and both parties agree on the price and terms, it's time for the inspection period. Possible negotiations for repairs or a monetary credit toward repairs occur during this phase. If necessary, I'll assist you in scheduling estimates from trusted contractors and will be on-site while they evaluate the possible repairs. When all parties are in agreement, the inspection contingency will be removed.

 

 
CLOSING TIME 

Before closing day, we'll collaborate closely with the title company to confirm receipt of all required information and ensure all parties have met their contractual obligations. The escrow agent will then provide your preliminary settlement statement for our review and schedule your signing at a convenient time and location. On closing day, the title company will inform us when the County has officially recorded the transaction and it’s time to celebrate.
